TGIF – Curb Appeal

In these days of buyers wanting to safely view only those properties which genuinely appeal to them, as well as ticking all the boxes, curb appeal is more important than ever.  Professional photos and videos, followed possibly by a drive by, inform buyers’ decisions as to whether a home is worthwhile viewing in this Covid era.

Summer is here!  So if a move is in your future plans, now is a great time to work at achieving the best possible curb appeal.  Outside house maintenance – paint, woodwork, gutters, front  door etc – often takes a back seat to interior renovations and comfort.  But…if the exterior does not reflect the interior, fewer buyers will want to take an in person look.  Updated maintenance, driveway condition and front landscaping all contribute to creating that emotional draw for buyers – if the exterior does not shout “lovingly maintained”  buyers assume that the interior will also be lacking in care. A little pop of color on the front door proves irresistible!

Our numbers are in for May and the interest rates have also proved irresistible to buyers.  Overall in the 3 categories of residential real estate, listings were down In number from the same time last year, but the sold listings spent fewer days on the market and the benchmark sale price up from last year.  Coquitlam mirrored the overall stats, while Port Moody condos took significantly longer to sell than in May last year, the benchmark sale price increased!  Port Coquitlam market is slower overall.

It is quite an amazing rebound while all Covid protocols are still firmly in place.  This is a spring market in summer!  People are moving instead of holidaying – more of a permanent benefit with unprecedented low interest rates.
