🏡 June Market Update

The local housing market remained steady throughout June, giving buyers more choice while well-priced homes continued to sell. Inventory remains healthy across all property types, creating balanced conditions compared to the highly competitive markets of the past few years.

Tri-Cities (Coquitlam • Port Coquitlam • Port Moody)

The Tri-Cities continued to see solid activity in June with 59 single-family home sales and an average sale price of $1.83 million. Townhomes averaged $979,236, while apartments and condos averaged $658,057. Homes took an average of 34 days to sell, and sellers achieved approximately 96% of their asking price. With 789 detached homes, 914 condos, and 295 townhomes currently on the market, buyers continue to benefit from increased selection.

Maple Ridge & Pitt Meadows

Maple Ridge and Pitt Meadows also experienced a balanced market in June. Detached homes averaged $1.63 million, townhomes averaged $751,089, and apartments/condos averaged $508,008. Homes spent an average of 41 days on the market, with sellers receiving about 97% of their list price. Inventory remains strong, with 631 detached homes, 193 condos, and 183 townhomes available, giving buyers more opportunities while rewarding sellers who price their homes competitively.
