Thanksgiving, Halloween & Remembrance Day are over and, while we still have Fall colours, it is beginning to look a lot like Christmas! This is the start of a season when we realtors know that the Buyers continuing to look at properties are the serious ones.
Last month saw an overall decline in inventory in every local market except for the Port Moody attached, where there was a slight increase. Our experience tells us that if you have a home worth buying, Christmas is an opportunity where the majority of sellers remove their homes from the market, therefore leaving fewer choices for those serious buyers. And…let’s face it – hard to beat a lovely home dressed for the festive season!!
The strongest markets in October were all condo and townhome sales. Port Moody, Pitt Meadows, New Westminster and Port Coquitlam led the way, the highest being Port Moody, with a 45% sales ratio average.
There is no shortage of brand new condo buildings as they become finished and ready for buyers. With this kind of inventory, it is easier to negotiate for the extras to be included. Don’t forget to take your own realtor with you to view these properties – remember, the staff showing you around work on behalf of the developer. Purchasing is a big step so make sure to take advantage of your realtor’s experience and knowledge. With this kind of inventory, the developer’s reputation and location go to the top of the research list.
With the weather getting cooler, the Realtor Blanket Drive is underway (Nov. 12 – Nov. 19) to help those in need of winter woollies – blankets, sweaters, jackets, scarves, etc. Please drop off any donations to the RE/MAX Sabre office (#102 – 2748 Lougheed Hwy, Port Coquitlam) or give us a call and we’ll gladly pick up.
