If you are in an area under transition – changed zoning, development around you, or coming towards you – the realisation is dawning that the moment is at hand when you will leave your detached home. Just as you are processing this thought, there is a timely knock on your door and here is your easy answer: a builder, developer or agent for the builder or developer willing to make you an offer right now. Money sounds great, and you may stay in your home taking your time to look for a new home… a perfect situation, right? NO – BEWARE OF THE MAN BEARING GIFTS (who said that?).

The person bringing this offer is representing one person only, and it’s not you! You don’t know how many other willing buyers are out there, if only they knew you were for sale. We have been personally involved recently with clients who had the good sense to call us and ask for guidance. In these cases, they listed their homes with us for full exposure to find those hungry buyers looking for their land, and wound up with the full worth of their property. Had they taken their original offer from the door knocker, there would have been heaps of their money left on the table. We are not talking tens of thousands, but HUNDREDS of thousands of dollars!

For most of us, our home is our largest investment and as such, it is in our very best interests to check out any advances made to us. The other scenario we have come across more than once is the friendly neighbour who makes you an offer (at the same time as quietly making other neighbours offers). Most likely he is assembling land so that he can sell the whole parcel to a developer. He wouldn’t be doing it unless there was profit for him, which means…less for you. Again, however friendly, he is representing himself, not you.
